High Brow Edge Farm House is situated in the village of Backbarrow, 3-miles from Lakeside at the south end of Lake Windermere and the Windermere Steamers. The property dates back to the early 1700s, and it has recently been fully renovated to offer high-spec accommodation ideal for family holidays or friends to get away together.

Enter the property through the porched doorway into the beautiful and large open-plan kitchen and dining area that comprises a large solid-wood 8-seat dining table in front of the log-burning stove, perfect for a family feast.

The modern kitchen offers a breakfast counter, modern appliances, including a dishwasher, a 5-ring electric cooker and a double oven. Off the kitchen is the utility room, with a washing machine, WC and a door to the rear patio area. Additionally, off the kitchen is the living room with fabulously-comfy sofas, a log-burning stove and a sliding door leading to the rear patio and garden.

Upstairs are four light-and-bright bedrooms, one of which benefits from exposed wooden beams, a roll-top bath in the bedroom and a separate en-suite shower and loo.

The house is beautifully decorated and to a high standard. There are three double bedrooms and one twin bedroom plus the family bathroom with bath and shower over, loo and basin. All the bedrooms have large windows allowing loads of natural light in.

There is loads of outside space for the warmer days, perfect for a BBQ or a few drinks while relaxing and taking in the spectacular views across the whole valley. Or bring the bikes and cycle the many local lanes.

Ground Floor:
  • Main entrance from the front garden and parking into the: Open plan dining & kitchen with a slate tiled floor, an 8-seat dining table, spacious kitchen with dishwasher, electric oven and hob, fridge and freezer and a selection of pots, pans, crockery and cutlery.
  • Utility room with a washing machine and a laundry sink. WC with a loo and basin.
  • The living room with a wooden floor and a three-piece suite. Wall-mounted smart TV with Netflix (your own account is needed) and other apps, log-burning fire and a large sliding door to the rear patio and garden.
Upstairs:
  • Master bedroom with a large king-size bed under the vaulted ceiling and exposed original wooden beams. There is a free-standing roll-top bath, separate seating for two, and an en-suite with a walk-in shower, loo, and basin.
  • Two double bedrooms and a twin bedroom with two single beds.
  • Family bathroom with a bath and shower over, loo, and basin with illuminating mirror. Heater towel rails.
  • Central heating throughout: Underfloor heating on the ground floor and upstairs, wall-mounted radiators in the bedrooms and bathrooms.
  • Complimentary WiFi is provided with downloads speeds of approx 18Mb/s
  • Off-street parking is available for up to two cars. Additional space for one vehicle on the lane.
  • Bed linen and towels are provided, and a travel cot + high chair are available on request.
  • One well-behaved dog is welcome free of charge.

Backbarrow

About the location

Backbarrow was once a busy mill town with many corn mills dotted along the river. In 1711, the trade turned to iron due to the large iron blast furnace built in the village. Alongside the cotton mills, Backbarrow was a thriving area. In 1868 an extension of the Furness Railway was built through the village to transport iron and products from the mills.

Though the line was closed in the 1960s with the demise of the forge, the section from Haverthwaite to Lakeside, which passes through Backbarrow, remains open as a heritage railway – Now referred to as the Haverthwaite Steam Railway.

The village is now primarily residential, but the village's central location makes it ideal for exploring the Lake District or perhaps visiting Cartmel (8-miles) to watch the horseraces. Nearby in Ulverston (7-miles), passing by the Sir John Barrow Monument on Hoad Hill (a replica of Eddystone Lighthouse), you can take the Coastal Route to Barrow with Conishead Priory and miles of shingle beach. Head on down to Roa Island and have a wander around the lifeboat station and take the little ferry over to Piel Island and visit the King of Piel and the seals.

Attractions within 3-miles include the Lakeside Aquarium, Haverthwaite Railway, Lakeland Motor Museum and the Windermere Lake Cruises linking you to Windermere, Brockhole Visitors Centre and Ambleside.
