Situated within an acre of land at the foot of Place Fell is Broad How a grand 7-bedroom house dating back to the 1830s that benefits from spectacular views of the fells and gardens in all directions. It has been set out with families or groups of friends in mind.

The ground floor is the social hub, spanning two floors. It comprises a spacious living room with an open fire and cosy sofa seating, a sitting room with a large wall-mounted TV, and the kitchen (our favourite room) with a solid 16-place oak dining table in the centre, perfect for family meals. Modern kitchen appliances, such as the large range cooker, will make catering for everyone a breeze, and cleaning up afterwards will be a doddle thanks to the two dishwashers. The games room, which houses the pool table, is also on the ground floor, along with the garden room and a shower wetroom.

The First floor is accessed by the grand U-shaped staircase. On the upper floor, there is a small library offering a selection of books. All the bedrooms are located on the first floor, with two more bathrooms and a WC.

Outside the house is the extensive lawn garden and established shrubbery. This is a wonderful space for alfresco dining or perhaps a barbecue. The elevated position of the garden allows for marvellous views toward Patterdale and the fells beyond. Kids will delight at hide-and-seek here—there are so many great places to play.

If you fancied a walk, you'd be spoilt for choice - there are 50 "Wainwrights" within a 5-mile radius of the house, including Place Fell, the Helvellyn Range, and the shoreline Ullswater Way route to Howtown and Pooley Bridge. Patterdale Village is less than a 10-minute walk away, and Glenridding is about a 20-minute walk, where you will find the Glenridding Pier for the Ullswater Steamers. From here, you can sail north to Howtown, Aira Force and Pooley Bridge and the northern tip of Ullswater. Patterdale, Glenridding and Pooley Bridge have a great selection of pubs, cafes and places to visit, so you will be spoilt for choice.

Ground Floor:
  • Entrance Hall: Large hallway with boot boxes for your shoes, and many rooms leading off it, including:
  • Living Room: Two sitting areas with comfy sofas and a working fireplace. A selection of books and games for adults and kids. French patio doors lead out to the beautiful lawn and gardens.
  • Kitchen: The heart of the house has a huge central oak dining table surrounded by modern kitchen cabinets and modern appliances, including a Stoves Sterling 1100ei electric range cooker with an induction hob, two dishwashers, two microwave ovens, a food processor, filter coffee machine, a tall larder fridge and plenty of crockery, cutlery etc. to cater for 14-16 people. (An additional six-foot Bosch fridge and freezer is located in the Old Washhouse, along with a washer and dryer).
  • Sitting Room: Comfy sofa seating, 42" Freesat TV with a PlayStation 3, two controllers and a selection of PS3 games. A Yamaha Disklavier piano, a BluRay player with a selection of DVDs, an Amazon Firestick for streaming, or you can bring your own AppleTV or Chromecast. (The house has fibre to the property and superfast internet).
  • Shower Room: Wetroom shower with slate flooring and shower chair; toilet and a basin.
  • Garden Room: Situated at the back of the house, a quiet room with doors opening to the garden. A lovely space to relax and perhaps read a book.
  • Games Room: Basement room with a pool table and cues.
First Floor:
  • Hallway library: Selection of books and walking maps.
  • Arnison Bedroom - Twin: Two 3ft single beds with bedside tables. A feature fireplace, clothes storage, plus superb views of the garden and Arnison Crag.
  • Helvellyn View Bedroom - Single: 3ft Single bed with bedside shelf and clothes storage. Also with lovely views.
  • Mill Moss Bedroom - Twin with Bunk Beds: Two 3ft single beds with bedside tables and a set of full-size bunk beds. Clothes storage and drawers. View to the side of the property.
  • Goldrill Bedroom - Single: 3ft Single bed with bedside shelf. Views to the side of the building.
  • Fairfield Bedroom - Double: King-size double bed with bedside tables. Sink in the bedroom and clothes storage.
  • Crookabeck Bedroom - Twin: Two 3ft single beds with bedside tables and clothes storage.
  • Silver Bay Bedroom - Double: Standard double bed with bedside tables, sink in the bedroom and clothes storage. Views of the garden
  • Bathroom 1: Bath, toilet, bidet, basin with electric shaver point.
  • Bathroom 2: Bath with shower over, toilet, bidet and sink with electric shaver point.
  • WC: With toilet only.
Outside:
  • The Old Washhouse: This is a utility room with two washing machines, a tumble dryer, and a large fridge and freezer. It is ideal for wet walking gear or bicycle storage.
  • Bike Shed: Locked shed with two bicycles for guests to use.
  • Garden: Multi-level lawn areas, established gardens, and magnificent views of the fells. A summer house with a bespoke slate bench table, a children's play area made from recycled tyres and sleepers, plus a select music cave!
  • Bed linen, towels, services, WiFi, wood and coal for the fire are included in the rental price.
  • Two dogs are permitted at Broad How for a small charge of £10.00 per dog per stay. The garden is enclosed by a fence, but dogs must be supervised as all the surrounding fields have roaming sheep.
  • Home shopping deliveries are available from major supermarkets. There is a well-stocked convenience store in Glenridding for essentials.
  • Off-street parking for up to five cars on the main front driveway, with additional spaces at the back of the house.
  • Bicycle storage in the Old Washhouse if required.
  • There is an EV Charger for guests to use if required.
  • The house has a newly installed £40,000 environmentally-friendly sewage treatment plant.
Patterdale

About the location

Patterdale is a picturesque village situated southern end of Ullswater Lake. The Lakeland village benefits from two pubs, The White Lion, and Patterdale Hotel, and a pretty church, which is a favourite starting point for walks. The 508 Bus Route operate between Penrith and Windermere, passing the end of the lane.

Adjacent to Patterdale, within walking distance, is Glenridding Village and the Glenridding Ullswater Ferry Landing. You can hop on board one of the boats to Howtown or further to the northern shores of Ullswater Lake for Pooley Bridge.

Suppose you'd rather walk the fabulous Ullswater Way footpath that starts from the cottage and hugs the eastern shore to Pooley Bridge via Howtown. The village is also the starting point for several popular fell walks, including the Striding Edge path up to Helvellyn, Place Fell, High Street, Glenridding Dodd, the Helvellyn range, Fairfield and St Sunday Crag, so you'll be spoilt for choice!

The famous village of Ambleside is a 30-minute drive away, over the dramatic Kirkstone Pass, where you have a variety of pubs, restaurants and cafes. At the northern tip of Windermere Lake, you can again hop on board one of the Windermere Cruise Boats to Bowness Pier, or further to Lakeside at the southern tip, where you'll find the Lakeside Aquarium and Haverthwaite Steam Railway,
